Dear Dan:

We are making an offer to you for the purchase and sale of the property, Portrait has under contract, located at 4647 McKee Road, Charlotte, NC.

We have incorporated the home site into our development plan with consideration to your suggestions. We have amended our original drawing to place the entrance toward the home site that provides it’s landmark identity. Per the plan you have received, the entry will be a landscaped boulevard leading to the home. While it is our intent to abide by this road alignment, there have been neighborhood requests to add an office component to this property that could affect the road layout. We will strive to maintain a proper setting for the home in any instance, but we cannot guarantee the road layout as previously shown will remain. The property will be included in the homeowner’s association covenants to help insure the grounds will be maintained. Trees and plantings will be preserved that are original to the yard around the home. A Street will be provided at no cost to you to the home property. Connectivity to the whole neighborhood as well as to McKee Road is also within the plan.

Portrait has developed affordable neighborhoods in Charlotte since 1983 and is all ways sensitive to the surrounding neighborhoods and how their communities will be accepted into the area. We welcome the opportunity to further work with the Historic Landmarks Commission for the eventual restoration of this property. We have discussed this numerous times with the present owner. They have no interest in preservation at the cost to them of losing the value of this portion of their property.

We are under contract to purchase the entire 38 acres from Florence Grier and Nancy Miller, heirs to the property. The hard acquisition price is $126,000.00 per acre for the entire parcel. The price for the area that includes the house, which is not to exceed two acres, is $250,000. We ask that you submit your offer to purchase, subject to our contract to purchase, as soon as possible. Terms of our agreement require that a rezoning application be submitted before April 23, 2001. As your plans are included with our application drawing, we would request an answer before this date.

As you know, this is a very high value real estate location in south Charlotte and along Interstate #485 near Providence Road. The price is our cost of acquisition and does not include any development, cost of bringing a street to the site, due diligence, off site or utility fees.
