AGENDA
1. Chairman’s Report: Mr. Matthew Benson
Mr. Benson welcomed everyone to the meeting. Minutes from meetings can be
seen on the HLC’s website - www.cmhpf.org.
2. Director’s Report: Dr. Dan Morrill
Dr. Morrill reported that he has conversed with the owner of the Coffee
Cup and that the owner does not opposed historic designation. The Design
Review Committee will be involved soon to consider guidelines for the
renovation of the structure if it is designated historic by City Council on
March 19th.
Dr. Morrill presented a brief historic overview of the importance of the
Wadsworth House which was designed by renowned architect, Louis Asbury. It
was the home of the Wadsworth family and is an architectural centerpiece of
the Wesley Heights neighborhood.
3. Application for a Certificate of Appropriateness for the Wadsworth
House 400 S. Summit Ave., Charlotte, N. C.
Mr. Gray said that the applicant for a Certificate of Appropriateness for
the property is the owner, The Honorable Shirley L. Fulton-Orr. The
architect for the proposed renovation is Mr. Brian Bumann. Mr. Gray
explained that the HLC follows the guiding standards as set forth in The
Secretary of The Interior’s Standards for Rehabilitation to judge the
appropriateness of proposed projects.
Information and design plans were distributed to the Committee members
showing the proposed project which would involve the addition of 454 square
feet of floor space to the rear of the carriage house. The addition would
contain bathrooms, a kitchen and storage. The addition would be sided with
Hardi Plank and would contain two new aluminum clad windows. Most of the
existing interior walls would be demolished, but existing trim on the
remaining walls would be retained. Flooring will be repaired or patched. New
differentiated flooring would be added over an existing slab in a portion of
the building. A ADA compatible ramp would be added to the front of the
building. New garage doors would be installed. Mr. Gray said that HLC Staff
agreed that the new exterior doorway on the addition should be on the
alley-side of the building, that the closet built against the front wall of
the building be retained and that the new garage doors match the existing
door found on the alley-side elevation. These suggestions were incorporated
into the Application presented at the meeting.
The Committee discussed the plans and suggested a few changes. Neighbors
were present to express concerns. Dr. Morrill reminded the Committee members
that the Historic District Committee must also approve proposed plans.
MR. JONES PRESENTED A MOTION SECONDED BY MR. WEIS TO RECOMMEND TO THE
HISTORIC LANDMARKS COMMISSION THAT THE APPLICATION FOR A CERTIFICATE OF
APPROPRIATENESS FOR THE WADSWORTH HOUSE, 400 S. SUMMIT AVENUE, CHARLOTTE,
NC. , BE APPROVED AS PRESENTED WITH PROVISOS THAT THE APPLICANT PROVIDE
PHOTOGRAPHS OF THE INTERIOR OF THE STRUCTURE BEFORE RENOVATION FOR THE HLC
FILES, THAT ORIGINAL ARCHITECTURAL ITEMS SUCH AS THE DOORS BE SAVED AND
STORED ON SITE IN A SAFE, DRY ENVIRONMENT, AND THAT SHINGLE SIDING
COMPATIBLE WITH THE SIDING ON THE HOUSE BE USED ON THE CARRIAGE HOUSE
ADDITION. THE COMMITTEE UNANIMOUSLY APPROVED THE MOTION.
There was no old or new business to consider. Everyone was informed that
the HLC gives final approval on recommendations and that the next meeting
will be held March 12, 2007. The meeting adjourned at 8:40 a.m.
